Moving  homes during the pandemic can be a little complicated and slow and you are probably wondering what you can do to speed up the process. With the limits on physical viewings, how do you ensure that you get a full sense of what you are buying?

See below our useful tips:

  1. VIRTUAL VIEWING

With COVID-19 restrictions it may be difficult to view the property which you have intentions to buy. We all know that viewing the property is important because you can discover any issues and bring them to your  Solicitor’s attention so that enquiries can be made. If you can’t view the house physically, ensure that make arrangements to view the house virtually.

  1. LEARNING TO READ IMPORTANT DOCUMENTS AND FLOOR PLANS

Reading important documents and floor plans will reveal  if there are any differences in the physical layout and what is in the plan. Also if there are differences in the original document sent from the seller’s solicitor you can raise it with your solicitors.

  1. ENSURE YOUR MORTGAGE PAPERWORK IS READY/APPROVED

Since mortgages take a while to process, it is advised that

you should start the process earlier and submit the necessary documents that the lender requires. These documents range from your proof of income, Payslips, year-to-date profit and loss statement, proof of any other income(If applicable). Down payment plan, etc. The average time for your mortgage to be approved is 30days but bear in mind that it may take longer than that.

  1. CREDIT RATING

If you have been avoiding borrowing morning then you may find that you have a low score so ensure that you get a credit card which you utilise regularly and repay in good time. This shows that you can borrow and repay sensibly.

  1. DO YOUR RESEARCH

Check out as many houses as you possibly can. You are most likely to get a good bargain if you know the prices in your desired area. You will be doing a lot of research online so you need to take your time and ensure that you have gathered all the right details to help you make the right choice.
