On 01 July 2011, one of Ola Leslie Solcitor’s clients Mr W contacted us in a bit of a panic. He had returned from a business trip to find that his tenant had vacated the property without notice, and there were squatters his £1m investment property, within an upscale apartment block in Paddington, London.
We immediately sent a warning notice to all the occupants of the property asking them to vacate the property, and drafted a claim for possession of the property which was lodged at the Central London County Court on the next working day. The claim was issued and a hearing was held by the Court a week later. We successfully obtained the order for possession and instructed bailiffs to assist with the removal of the squatters at the property.
Using the accelerated possession procedure, we were able to assist Mr W with regaining possession of his flat within 2 weeks of discovering the squatters/ trespassers. It is important to act quickly when you discover squatters or tresspassers at your property. The accelerated procedure can only be used if you act within 28 days of discovering the occupants.
