Solicitors open for business amid Covid19 / Corona Virus lockdown
We are keen to ensure that our clients and our people are fully informed about what we have been doing to look after them during the course of the current regulations relating to the lockdown, social distancing and so forth.
Unaffected Output
Since the UK went into lockdown, our business continued to run its usual course. All of our staff have always been fully equipped to work remotely when required and we are not having any transition glitches. Everyone is fully operational with fast internet connections, phone connectivity and printer, scanner and postal access. We have full access to our shared network drive which means 100% access to client files. We have electronic access to all voicemails, overflow reception messages and faxes. In view of this, our clients, brokers and lenders will receive an unaffected level of service from us.
The company that we use to carry out our clients’ property searches are all working their usual hours and providing us with the search results within two weeks even with council offices being closed with skeleton staff working.
High Street mortgage lenders are continuing to operate with business as usual and working as quickly as they can in the circumstances. Some bridging lenders have withdrawn from the market temporarily and others have remained after slightly tweaking their criteria for the time being. These lenders and their valuers are also working as quickly as they can to assist their borrowers and provide the best possible service that they can.
Completions
We are continuing to work on current files with a view to completing them as soon as possible, and we are taking on new instructions as usual. We have completed several transactions since the lockdown began. If our clients do not have printer and scanner access we are posting hard copy documents to them and are providing them with stamped addressed envelopes for ease when required.
We are happy to continue taking on new instructions from individual clients, company clients, brokers and lenders.

We are insured with an A rated insurer for up to the sum of £3,000,000.00, we have four partners/SRA managers and we are Conveyancing Quality accredited which means that we do not have many restrictions on our ability to act for lenders or borrowers.

Remote Legal Advice
When you purchase or remortgage a property, there may be some elements which require receiving independent legal advice from a different solicitor within a different firm. A third party connected with your transaction may require independent legal advice as your acting solicitor cannot advise the both of you due to there being a conflict of interest. The reason why mortgage lenders need people to obtain independent legal advice is so that once a matter has concluded, that party will not be able to claim that they were not given the opportunity to obtain any advice and make a claim or counter-claim against the lender. Nor will they be able to claim that they entered into the transaction under duress by the borrower.
Due to the current lockdown restrictions, we can provide independent legal advice by email, post and by video call, i.e. WhatsApp, Skype, Viber, Totok (for Dubai), Facetime etc and you can therefore do this from your home which saves a great deal of time. We can offer appointments outside of office hours and at weekends if required. In most circumstances, we can assist you on short notice.
